Meraas announces new residential masterplan for Dubai Design District

Luxury in Dubai is no longer only about size or location. It is now defined by good design, culture, walkable spaces, and a strong sense of place. In line with this Meraas has launched an expanded vision for d3 that will transform the district into one of Dubai’s most desirable waterfront neighbourhoods. 

Located between Downtown Dubai and Dubai Creek, the enhanced masterplan spans approximately 18 million square feet. It combines residential, cultural, retail, and hospitality offerings to create a balanced urban ecosystem that supports both lifestyle and economic growth. This expansion aligns with the objectives of the Dubai Economic Agenda D33.

The residential expansion also reflects strong market demand. Recent launches within the district have attracted significant interest from both local and international buyers.

A defining element of the masterplan is the Design Line, a fully shaded, pedestrian-first central spine that connects the entire district. Activated through public art, creative installations, landscaped green corridors, and community spaces, the Design Line enhances walkability, encourages social interaction, and strengthens the district’s identity as a human-centric, design-forward urban environment.

Sustainability forms a core part of the development strategy. The masterplan is targeting LEED silver community certification and integrates energy efficient building design, sustainable mobility solutions, enhanced pedestrian connectivity, and strong visual and physical connections to the surrounding natural environment, including Dubai Creek and the Ras Al Khor Wildlife Sanctuary.

The district is structured around five character areas, each contributing to a layered urban experience. The waterfront zone introduces canal facing residences and boutique hospitality along an active promenade. 

The urban core combines residential living with curated retail and dining, integrated into D3’s established creative business ecosystem. The cultural heart features performance venues and mid rise residences overlooking the D3 Bowl. 

A wellness focused neighbourhood offers park centred living with sports facilities and a mangrove inspired landscape. The creative quarter provides galleries, studios, and loft-style spaces designed to support artistic production and collaboration.
