Dubai’s real estate market is becoming increasingly digital, with technology now playing a bigger role in how property transactions and projects are managed. The latest step in this transformation comes from the Dubai Land Department, which has launched a new AI-powered platform that brings several key real estate services together in one system.
The new “Initial Registration” platform allows developers to manage project registration, register real estate transactions and oversee escrow accounts through a single digital process.
The platform also allows information to be reused across connected systems, helping reduce discrepancies between sales, escrow and ownership records.
AI is at the centre of the new system. The platform can read documents such as Emirates IDs, passports and sales contracts, extract relevant information and automatically fill in application fields.
Applications that meet DLD’s business rules may also be approved immediately upon submission. This could reduce processing times and allow eligible transactions to move forward without lengthy manual reviews.

The system also guides users through a series of questions to determine the correct procedure. If information is missing, applicants can add it while the application remains open instead of starting the process again.
One of the platform’s key features is Project 360, which gives developers a consolidated view of their real estate projects. Developers can monitor unit status, escrow accounts, financial information and project records from one place. The system also includes early-warning indicators designed to identify potential issues at an earlier stage.
The platform is also designed for developers managing multiple companies and projects. Users can access their different real estate projects through a single account, while permissions can be assigned according to individual responsibilities. For example, separate users can be given authority to submit or review transactions.

Looking forward
The initiative also supports the objectives of the Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33, both of which place greater emphasis on digital infrastructure, data and innovation as part of Dubai’s long-term economic growth.
