Dubai property market hits $16.5 billion sales in February

Dubai’s real estate market opened 2026 on a strong note, and February reinforced this upward according to DLD, the city recorded 16,959 transactions in February, generating a total value of AED 60.6 billion ($16.5 billion) an 18.1% increase in value compared to February 2025, and a 5% rise in transaction volume.

Off-plan properties continued to dominate the market, accounting for 10,526 sales 625 of total transactions, while ready properties made up 38% with 6,437 deals.

Apartment sales were the standout performers, rising from 11,385 transactions worth AED 21.7 billion in February 2025 to 12,820 deals totaling AED 26.6 billion in February 2026. Villas, on the other hand, experienced a slowdown, with transactions declining from 3,966 worth AED 19.7 billion to 1,563 deals valued at AED 6.4 billion. 

The commercial sector saw a significant boost, with sales increasing from 443 transactions valued at AED 1.2 billion to 717 deals totaling AED 9.54 billion, reflecting Dubai’s appeal for business and investment-focused buyers.

Transaction activity was concentrated in Dubai’s most active and investor-friendly areas. Jumeirah Village Circle (JVC) led by volume with 1,146 deals, followed by Al Yelayiss 1 (916 transactions), Madinat Al Mataar (828 deals), Dubai Land Residence Complex (750 sales), and Business Bay (733 deals).

In terms of value, Al Yelayiss 1 emerged as the top-performing district with AED 5.38 billion in sales, followed by Al Yelayiss 5 (AED 2.41 billion), Me’Aisem Second (AED 2.27 billion), Business Bay (AED 2.21 billion), and Palm Jumeirah (AED 1.89 billion), highlighting where capital deployment remains strongest.
