Dubai is no stranger to pushing architectural boundaries and it’s doing it again. A new super-tall skyscraper is on the way, and it promises to become one of the city’s most striking landmarks. Sobha Realty has officially announced SkyParks, a 109-floor tower that will rise along Sheikh Zayed Road and join the list of the UAE’s five tallest buildings.
At approximately 450 metres tall, SkyParks will be Sobha Realty’s tallest development to date. To put that into perspective, the Burj Khalifa reaches 828 metres across 163 floors, making SkyParks an impressive addition to Dubai’s ever-evolving skyline.
The tower’s design follows Sobha’s Art of Detail philosophy, focusing on precision, elegance, and timeless style. SkyParks will feature a bold vertical structure made up of five slender subtowers that appear to merge as they rise, framed by minimalist glass façades and perfectly aligned balconies. This creates a clean and modern silhouette that will stand out on the Dubai skyline.
Inside, the tower will house 684 residences designed for both style and functionality. Each home will feature smart layouts, contemporary finishes, and expansive private balconies offering panoramic views of Sheikh Zayed Road, Palm Jumeirah, and the Arabian Gulf. The aim is to deliver a refined high-rise living experience with space, light, and comfort at the core.
One of the most distinctive elements of the project is its four themed SkyParks, each spanning six floors and suspended high above the city. These elevated zones will offer a mix of leisure and wellness facilities, including family play areas, padel courts, multi-level fitness circuits, wellness terraces, zen gardens, glass pavilions, a cinema, and BBQ spaces. These features bring community, relaxation, and activity into the heart of the tower.
At the top, residents will enjoy a resort-style infinity pool deck with floating beds and breathtaking skyline views, designed as the signature highlight of the development. Once complete, SkyParks will take its place among the UAE’s tallest towers, joining icons such as Marina 101 (425m), Princess Tower (413m), 23 Marina (392m), and the Burj Mohammed Bin Rashid in Abu Dhabi (381m).
The road ahead
SkyParks is one of several new towers set to reshape Dubai’s skyline in the coming years. The city is no longer focused on height alone; it is developing vertical destinations that combine luxury living, thoughtful design, and lifestyle-driven spaces. With this project, Dubai moves forward once again as a global leader in architectural vision and ambition.
Renewed confidence plays a central role in real estate, especially when introducing major projects like SkyParks. When a project demonstrates a genuine focus on sustainability, it reflects long-term responsibility and stability. This helps build investor trust, creating the foundation for lasting investment that extends beyond retail and supports broader economic growth.
